Oops! Just re-read the whole thread to boost my morale, and found the answer to my question several pages back. DH is going to call our agent tomorrow and ask him to add the cash bonus for the buyer's agent. In the meantime, I will try to price some of our antique furniture, and make up a price list so that when the time comes, we'll be ready. So much to do!!

My house was on the market a year. Put it up for sale right at the same time the market crashed. After reading many on this thread giving cash bonus to the buyers agent, I did the same.......it sold one week later!
Agent pick and choose which houses to show buyers. And the ones they choose are the ones they can make the most money on. My buyer was not even looking at the type of home mine was but once the agent saw the cash bonus appear on mine she dragged the buyer to my home and she liked it. IMHO in this market, cash bonus is the 'only' way to get traffic to your house.

We had our agent add a 1% cash bonus to the selling agent. This makes it based on the sales price and an incentive for the selling agent to get the best offer he feels the buyer will make. However, ours didn't sell due to an extremely high inventory of both new and used homes in our county, so we have taken it off the market for awhile. Will put it back on, probably after the 1st of the year, if the market starts to improve, as we do not have to sell and we won't give it away.

Houses don't sell because they're not priced correctly. It is the very reason you see all the inventory in your county. When prices align with local incomes is when they will sell. Lowering your price to a reasonable level is hardly "giving it away".

Add us to the list . We listed with an agent just 2 weeks ago . Prayers are being said.......fingers are crossed . We can't purchase our dream RV until we sell , so until then we're waiting , hoping and praying .

We have had ours on the market since March. Beginning to do what The Texan did(remove it from the market for a while). Thus far have lowered the price, had a agent tour, about 12 agents critiqued everything was perfect. One comment was to add Shutters (we did). Should sell. Well 6 months, lots of visits, a lot of possitive feedback and we still have no offers (non to even to turndown). Frustrating but the right couple will come along. May consider removing from the market till spring if nothing shows interest by sometime in October. Mac

Significant price reductions (10-20 percent) is what moves a property. This is true now and will be for many years.

We are soooo lucky We have two older homes (built in the 1950's) with five acres on each. One we bought and the other was inherited in 2006. The neighborhood is mixed ethnically and financially. New homes, older homes and double wides. We just went ahead and got a 5'vr, not the exact one we would have chosen if we had sold these two maintenance monsters. So when the market comes out of the ditch, we will try to sell, but probably not through a realtor. It will take us a month to remove all our stuff from our house. We work part of the year and are right now working a contract in our RV.

Whoa, isn't that illegal?
I would not be happy if I were a buyer and I found out that the seller was bribing someone who by contract was supposed to be looking out for my best interest (I believe it's called fiduciary responsibility).
