We listed our house in Feburary so we've not been out there long. On a agent tour we were told everything was perfect, price, colors, condition, layout etc, etc. So my question is, we have a couple of prospects that want make the offer but with a condition of them selling their home. Is this something anyone has done? What's your thoughts. As I understand the listing will state this but the house will continue to be shown. My fear is it may sway away perspective buyers that have no need to sell a house before they buy. Than you for any insight you can give us. MAC

Have you ever been in a unfurnished model home The reason they furnish them is because it helps them sell. No clutter - just enough to show off the possibilities. That's whay getting rid of the clutter and staging the house is so important.
MAC51 - talk to your realtor and see what he/she thinks of the chances of them selling quickly. I'd be less inclined to make an offer on a house that was under contract and it wouldn't surprise me if realtors are less likely to show a house that's already under contract.

Well, staging is a very different thing then having your own stuff in there. It's a better idea than an empty home though.
Why Full-Timing? Because at my age, I have maybe 40 more chances to see flowers bloom.

Having a contingency contract on a home is better than no contract. Agents will still show the property because even with a contingency another buyer with financing in place or cash can offer a new contract and beat out the contingency.
Our house has been on the market for a month and no one has even looked at it. We are on acerage so the number of buys interested is going to be limited. And I think the general public is nervous and very cautious about buying at this time. We're gonna keep the faith and stay positive that eventually it will sell.

And they say the reason hardly anyone has looked at my place is because the lot is too small. I think you are right about people being nervous, plus not being able to sell their existing home.

Actually it can be done with your own stuff there - we did it with our stuff (the left over stuff we had already moved into the RV). The realtor sent us a cleaning lady who not only cleaned, but also cleaned out junk from the cuboards, etc and when she was done most of the "stuff" was still there it just looked neat and orderly, like a model home. We did get rid of most of the pictures, excess furniture, etc. The secret I think it the neat & orderly issue. When you open a cuboard it should look appealing, not just a bunch of stuff crammed into the cuboard. JMHO (based on selling in 2 weeks in a 11 month average Florida market)

It can be done with your own stuff....and people can do it themselves. Do give it a shot.

A couple of reasons: 1. Our son is still there and it would force him to move to Memphis where his job is located. He commutes now and the move would put a big financial burden on him. When it sells, he'll have to figure out what he's going to do. But he's also a big help to us - he watches over the property while we're out of state. 2. It's completely remodeled and shows like a model home - very pretty and the contents are for sale with the house (minus a few family pieces). We're hoping to sell it as is.

We're thinking about leasing as well if it doesn't sell, but don't know if that's a good idea - especially since it's completely remodeled. I'd love to do a lease/option to buy, but can't make that decision this soon after leaving. I want to be DONE with it, but I also want to loose that house pmt.
