Hello Everyone...
Go ahead and ignore your exterior cauking Duties..You may end up like my Rig did,and am out of Camping for some time..
2005--Our T/C comes back from Lance Cal.that summer fully repaired from its frame failure underneath the slide out room..In addition I had the Camper Cauking totally removed and re/done..
2005-(Fall) Put the T/C away for the winter,no need to check the cauking as its only 6/8 months out of the factory Mikee says to himself...
2006-(Spring) No need to check the exterior Cauking Mikee say to himself as its only about a year old...
2006-August 22,2006. Mikee falls off ladder and all camping is stopped.T/C is covered and put away..
2007-No exterior Cauking check is done..I have to many other issues to worry about..
2008-Notice bubble in Filon Nose-Between Window and Sidewall on Driver's side.Make an appointment with New England R/V Repair in Brocton Ma.(They do Warrenty Work for several Mfgs.)Takes 4 months to get me in...
You can see the results in the following pictures...Now remember we are talking about a 3 year time line here,so go ahead and ignore your Cauking Duties...

1-Working the Filon off towards the roof seam.
2-The string stuff you see feels like some type of cardboard.
3-The steelmetal you see starts just below the Cab/over Window and curves down.It sits just behind the Filon to strengthen that area.

Filon is almost off,You can see the water intrusion.

Filon Nose is just about off.

This is the Front Nose Head On-You can see the Wood Rot clearly.

Wood Rot Damage up Close.The damage is mostly done to the side wall Main framing where it meet the front Cab/over.

From the Roof down to the Nose of the Cab/over-This seems to be the worst of the damage.You can see my awning in the upper right corner.

Monday-Rich's crew will peel back the side wall to see how far the damage as traveled towards the rear of the T/C..
Once everything has been open up,He can firm up the price for the repair..I have already given Him a couple grand for a deposit..
Time Line!!!!
If the Damage is confined to the first couple of Foot of Framing-I am looking at at 1 to 2 weeks to dry everything out.(That entire area is sopping wet like a sponge.)Then repair the damaged wood and put everthing back together..
Scope of additional Work..
1-Remove Atwwod Jacks and Brackets that are bolted to the T/C.Install new Powder Coated brackets and seal/cauk as needed.it is nice to know someone in the powder coat Industry..The powder coating used on my brackets are the same specks used in painting certain Radar Domes for the Goverment..I bet there will be no more rusting of those brackets.
2-Replace all exterior door holder spring brackets.
3-Replace all exterior Silver - Thumb and Locking Door Locks.
4-Scrape all cauking off entire T/C and re/do with New cauking..
Thats about it....
For those of you who may ask??? Why not just put it all back together as cheep as possable and dump it on some un/suspecting Dealer or Pvt Customer..I cannot in good conscience do it!!!I created this huge headake and its my responsibility to get it fixed Rite..

Ouch...
20 bucks and a couple of hours of chaulking would have saved exactly how much of your time and money???
My guess is 2 grand.
Of course, you could always ditch that front window....

Good heads up. I wonder if generally speaking all TC leak to some extent? There doesn’t seem to be a brand that is immune as there have been many posts over time from various manufacturers. I mean really, a small leak could probably go years undetected, and by then the damage would be done. So in the end, other than interior storage and camping only during dry weather conditions is there any real way to avoid some level of water damage?

Hello Everyone...
In the shop right now is a 40 foot 5ver with a Rotted nose and side wall delam...The side wall is one complete piece(40 ft long)
There is a Class A Motor Home that goes for over a 1/2 mil Bucks with delam issues.
There are also 4 T/C with delam/frame failure issues(1 being a Lance 1161) issues waiting to be repaired..

Ahhhh Mike..... You did sort of mention that you fell off a ladder and were out of commission for quite a while. There was NO WAY you could have gotten up on the roof to check it out for th elast two years so don't kick yourself too hard.
I need to check with Host and see if the 2008 Rainier has any wood framing or if the entire structure is aluminum frame. That won't stop water infiltration but no wood rot at least.

Thanks for the report and warning for the rest of us Mike. Do you have any pics of the seams that were leaking on the camper prior to the repair? I am paranoid about the level of caulk separation which can cause any water intrusion/damage.

AFter owning a wood framed camper years ago and doing rot repair that is exactly why my current rig has aluminum framing. I suspect almost all wood framed campers and trailers suffer premature rot or dry rot.
