My hot water heater is not getting the hot water hot. When on LP gas, I can hear it light up, and the panel on the outside of the camper gets hot, but the water doesn''t? The same witht he electric. Would a bad andode have anythign to do with this?

Is this a new rig? Have you ever had hot water? It is possible that the bypass valve is thrown the wrong way.

Agree on the bypass valve as a possibility, perhaps the high temp sensor is bad and shutting down too soon. Are you at least getting warm water? If so, check your bypass again it may be only partially open and mixing hot and cold water together. If that is ok the sensor is starting to sound like the culprit.

The anode rod should not have anything to do with it, it neither heats or cools.

Other posters have it right. Check your bypass valves.

Check your outside shower. If you have left the hot and cold faucets on with the shower head shut off you will have cold water mixing with you hot water. Which can cause the symptom you are experiencing.

Do a search and you should find similar problems that involved the outside shower.

Absolutely! And it's not just a matter of leaving them turned on. Sometimes they can jiggle open from road and engine vibration.

I had this exact problem in May, and the outside shower was indeed the culprit.

The bypass is most likely really close to your water heater.
