OK, I have a nice house and a nice new RV coach, and I have reservations to spend Jan-Mar in the Tampa area, to see how my wife likes living and socializing long-term in an RV.

If all goes well, I want to dip into full-timing, for 6-months to 18-months, but then the house would be a management problem, being away that long, unless I rented it out to another couple (no kids), furnished or unfurnished and got a lease for the full period we were away.

I need thoughts and suggestions on this idea. I think it might work, but I have no experience with renting. Help?

my sister bought a house a few yrs ago on St. Simons island. They were a few yrs from retirement, so had a management company handle the rental of it.They were living in Delaware. The peoplewho rented it did have 2 young children, cared for the house and stayed about 2 1/2 yrs till they bought one on the island. Everything went smoothly and now my sister and her hubby live there. It worked for them. Dona

If you have no experience in that business, I would not suggest it. Even owners of rental units purchased for that purpose have trouble being as objective about it as necessary. This is (in part) what professional property managers are for. But as long as you regard it as your home instead of just a house, you're courting some trouble you just might not want to have. One property with even one lessor in it is a tremendous risk to you - even a property manager can't guarantee you that potential damages and hassles won't outstrip the intended benefits by quite a bit. So at least make sure you're really up for that before making the decision.

Getting regular rent checks is not a guarantee that all is well inside. You'd be surprised what renters will ignore that you wouldn't, and vice versa. And older renters come with their own set of challenges, if that's what you had in mind.(If you aren't fully prepared to recarpet, paint, hang sheetrock, and do plumbing work out of pocket on your return if needed, then you aren't prepared to be a landlord.)

Definitely. If you get a decent manager, it's well worth their fee to make sure rents get collected & deposited regularly, maintenance & repairs are done, taxes & other city requirements are met, etc. We've owned a rental house for a number of years, not near where we live, and we have a realtor/property manager take care of it. I'd never do it by myself, ESPECIALLY being away much of the time.

We have rented our house in Seattle for a year and are now traveling and having a ball. We do think that we were extremely lucky with the renter we found by advertising on Craigslist.com. So far, very good.

Back when I had rentals I learned to look inside there car, if it was a mess so would there home be a mess.


2003 Jayco 308fbs eagle 33' tt, towed by a 2003 Ram 3500 slt, quad cab dually, cummins diesel ho, trailer towing package, with 6 speed manual. Hauls better 1/2, 3 kids, myself, and a 2003 ez go clays car.. I have added so far, neon lights, clearance lights, back up lights, black light, lift kit, mud tires, and everything necessary to make the golf cart street legal. It's now ready to spend the winter in the garage for more mods. More neon, strobe lights, alarm, a pa system, maintance, and whatever else that comes along. This golf cart does wheelies and travels thru 7 inches of mud when need be. Two honda eu2000i gens twinned to supply the electrical power. Latest addition an 04 Honda Goldwing. you are only going to be gone 3 months. The only people who would rent for 3 months are snow birds and they probably will go further South. Just lock up the house, turn off the water and have fun. I do the same- 3 month trips- twice each year. I just hire soemone to cut the grass, turn off the water, and enjoy my trip.

My house has been rented since 2002, when we moved out to get ready to ft. I would suggest a property management company to help you.

Your post says for one year. If it were me, and I wanted to fulltime for one year, and owned that house, If I couldnt afford to keep it vacant, I would stay home.

In one year, they can do a lot more damage to your house than one year of fulltiming will cost you. Keep that in mind. There are not PERFECT renters in this world.
