looks like the Designer is out... all we really want is a well built unit. Really does not have to have all the bells and whistles. Just quality workmanship so we will have as few problems as possible and it will last us for a long time. Do not mind spending $45k to $50k for it if needed to get this. The weight is the issue and we need to be at 11,000# or less weight with all options included in that but not our supplies.Seems like all the units at that weight are low to mid level (no offense to anyone, not here to insult anyone)and we want a little better. Help please... wanting to make the best choice we can. Thanks

Check out the Hitchhicker LS by Nuwa. Nuwa is a top Quality Builder.
They have a couple that is just over 11,000 with GVW at about 14,000.

Have you had a chance to see an Open Range 5th wheel. They are lighter in weight due to their unique slide design (same as used on Motorhomes). Our 38' 5 slide bunkhouse model has a dry weight of 11,400 .... with 2 A/C units. They have a nice 34' 6" 3 slide model that is under 10,000 lbs. It is the OR 345 RLS. We recently purchased ours and compared it to the Montana Mountaineer, Heartland Big Country and several others that are considered quality units. The attention to detail and care taken in constructing our Open Range is impressive. Examples are how neatly all the utility work (plumbing, electrical and heating ducts) are routed behind the sliding panel accessible underneath the bedroom area (I was at the MD RV show this summer crawling in storge compartments looking at various models - most had excess plumbing lines and wiring hanging down or tangled messes of duct work ...) This is what the normal owner does not see unless there is a problem ....
The cabinets are top-notch (come with a 10 year warranty) and the interior is very well designed. The exterior (full silver body paint gel coat) and full front and rear fiberglass caps make it stand out - Heartland has recently added this to their Big Country series also.
Open Range is a new company (about 2 years old) - their president has worked for other high-end RV companies and wanted to creat a high-end 5th wheel without the added weight usually associated with the size - hence the BAL cable-slidout system. It is a very easy system to maintain and troubleshoot. As I mentioned above, motorhomes have used the system for years.
I created a forum for Open Range RV owners (and perspective owners) because I wanted to know what problems people were having and how they were fixing them as well as give people a chance to get to know each other and share DIY ideas, etc.
As for quality, so far the only thing I have had go wrong is a circuit breaker that was defective from the start (it was for the Washer/dryer prep - it did not work - I replaced it with one from Home Depot for $3.50 and all is well). I am very particular about mechanical things and have found no other problems ....
I think Open Range's niche is building quality larger 5th wheels that can be easily and safely be towed by a 3/4 ton truck.

Glendale Titanium tho in the 32-35 foot range and new, might exceed your budget for a new unit. They have a distinctive and very areo nose - fuel mileage with mine the same as the Sunline 2753TT which weighed 4500# less. Mine, a 28E33TS is a triple slide which is actually 34 feet long overall, but measures 28 feet back bumper to pin.

Second the recommendation for a Titanium, a well built rig IMHO.
